WV would definitely be somewhere I would look if I were limited to the lower 48. Idaho used to be, but it got too hot during the pandemic and is now expensive.

I love those old coal towns, dying or not.

WV isn't just coal. There's oil and natural gas in Charleston and the surrounding area including Kanawha, Cabell, Wayne, Putnam, and Lincoln counties.
