Cost of housing has exploded - correct

Traffic has gotten terrible - in Nashville, yes. Knoxville’s has gotten worse, but it’s manageable.

Crappy public schools - lol not really. I’ve got two small kids. From Knoxville, lived in Nashville. For almost a decade, and recently moved back. We know a lot of families with school-aged kids and we know exactly one family that sends their kids to private school. My oldest goes to a public elementary school and I’m very happy with his school/education.
