New 800 home community going up near U-Club in St. George

Looks like they are moving upmarket slightly to account for the higher prices they will be charging for the development. They will feature slightly larger lots than what was planned.
This is across Nicholson from U-Club. Not to be confused with Woodstock park, which is a new development right next to U-Club on Nicholson. Or Lexington Park, which is also right next to U-Club on Nicholson.
I was hoping that there would eventually be a new pump station somewhere around there towards the far end of Bayou Manchac to push water overflowing into the Spanish Lake basin out of the area and into the river when there was heavy localized flooding. But none of the parishes around there really seem focused on solutions.

Does Baton Rouge have enough people with legal jobs to buy all of those homes?

Well it’s too soon. You have to build a bunch of houses and wait for them to flood first. Then you address drainage and flooding concerns.
We couldn’t possibly provide infrastructure improvements BEFORE you do any developments.

The Baton Rouge metro is about 870,000 people. There's maybe 1500 homes being built in that southwest corner of East Baton Rouge.
That area has easy access to LSU and all of the industrial employers in Ascension and Iberville. Downtown isn't too far away either. It's probably one of the few areas that actually should be growing.

What it's going to do is push a lot more traffic to the Gardere/LA 30 intersection, since there's no other way to get to Nicholson from this development other than going all the way to Ben Hur.
There is a railroad track and a pipeline along LA 30. Widening it is going to be a bitch, but there is a dedicated funding stream to do it on the East Baton Rouge side. It needs to happen all the way to Gonzales though.

If the bridge doesn't end up aligning with Bluebonnet directly, they really should extend that street to River Road. Developers seem to have found that area and are developing the hell out of it between this, L'Auberge, and Pointe Marie.

They're also clearing the ag land on the end of Bluebonnet exchange all the way to the Hwy 30. iirc this is the site they had proposed to move the zoo to.
They definitely about to build that up soon.
Makes me scratch my head. Who's buying all these property's in this economic climate? Gvm't housing for illegal democrat voters errr I mean poor asylum seekers who don't understand there is a legal process of immigration?

You know you're in South EBR once you reach either:
1. houses that have flooded.
2. houses that WILL flood.
And if you like houses that flood, this one comes with the extra amenity of already being built near the river.
They should build all these houses on stilts so it looks like Grand Isle. It's already going to be a semi-coastal area anyway.

No. What happens is people move out of once decent areas into the new areas. Then the old areas turn into War Zones. But, the developers get really wealthy and they donate a lot to the politicians when they run for Mayor etc.
