Echoing what’s been said, but this is the answer. Expensive though.

LVP is durable and will stand up to the dogs and whatever else can be thrown at it, but at the end of the day, it looks like LVP.

LVP installed 2 years ago and 2 big dogs and kids nonstop haven’t made a dent.

I found it locally for $4.50 a sq ft and sourced it at a distribution warehouse in GA for $3 sq ft.

LVP is your answer. One thing many homeowners don’t understand is that LVP is a floating floor. It may have a little bit of movement so be prepared for that.

I’ve remodeled several houses and worked at a flooring company. My advice is wood looking tile throughout. Easy to clean and maintain. Use rugs for seating areas.

Glue down vinyl plank flooring is a game changer. It is more durable than any wood, quieter than tile, and it is virtually waterproof when glued down with a urethane. I am a custom builder and installed it in my own home. The manufacturing technique on the higher end products has gotten to the point that is indistinguishable from engineered hardwood to the touch, and if glued down, the feel is the same as well. I went with the nu-core product from Floor & Decor and at the time it was $3 a foot.

The biggest piece of advice I can give you on this is make CERTAIN the material allows for glue down (call the mfr), the installer has worked with vinyl plank and doubly certain he has glued it down before. Have him give you a reference and try to see and walk on his installation if possible. If he is any good at all, he will be insistent that floor is fully acclimated to the environment before install (stored at room temp for at least 2-3 days).

OP - We had the same dilemma A 50lb dog and flooring. I recently built a fairly expensive house so we didn't want anything cheap. COREtec LVP met our needs. They were one of the original LVP producers. Come with cushon and a high crush index. The floors look great and are very durable. Especially with big dogs. In fact that's what my floor installer has in his home.

Pergo should not be used in humid location

Oak over concrete requires extensive underlay to nail to

My first oak floor was indestructable, second paint is pealing after 3 year

Ceramic or porcelain tile is by far the best application over concrete

This is me. Floors are stunning. Recently refinished in a matte and get compliments every time people see it.

A good hardwood will last forever. Simply refinish them and they look brand new. Take care of them and they stay looking new.

the prices for LVP are all over the map, yes you can buy extremely cheap LVP that is total crap. the prices can get up there, like $12sqft for high end.

I have cali bamboo which is $5.50sqft and I have a very active high energy dog and she has not put the slightest of wear on the floor at all.
