EBR ASSESSOR ASSESSMENT

There is an incredible piece of property on Moss Side Lane listed for $7,900,000.00. The assessment is $968,000.00. If the assessor did his job, maybe all of our property taxes would be decreased, or we could have Cats helicopters instead of Gordon and Dudely Deboisser buses.

Thanks for bringing this up. Yes, some people just “luckily” get passed over on reassessments that are several decades old. And no, they are not paying their fair share and should be.

I’ve also seen where Senator Cassidy paid the same amount of property tax as I did for a house that was twice as big and probably valued 3x more than mine. I think he got some heat and they revised it.

Also funny how when home prices shot up during COVID, the assessors office was quick to reassess everyone’s property taxes, but you never see them drop when the housing market crashes.

Actually , Art 7 Sec 18 of the Louisiana Constitution states that fair market value should be used. Asking price isn’t FMV, but comprehensive selling prices of similar properties in the same location should provide a FMV. I would be willing to bet that this particular property should be assessed at least 2-3 times higher. That’s a significant deviation below FMV.

When you buy a new house, your new assessment is the price you paid. Look up some of the wealthiest and powerful families in Baton Rouge and look at their assessment. It is very interesting, some are fair, a lot are like this property

Isn’t there some sort of “grandfather” clause so the people who’ve had houses for decades don’t have to pay the school millage taxes when they’re way past having kids in school? I know in Central, many of the older homes that are comparable to mine are assessed much lower than mine which is 7 years old

In 1998 a constitutional amendment was passed that allows the assessed value on a home owned and occupied by a person 65 years of age or older and who meets certain income requirements to receive a "freeze" in the assessed value of their home. This "freeze" became effective January 1, 2000.

I would find that hard to believe, they are going to get your money

ETA: ours are insane here in TX, they just agreed on a new tax cut package yesterday, haven't read up on it yet, has to go through the chambers for approval first

Oh they’re getting mine, I assure you! I have 3 acres and a home we built in 2016 that is assessed for far more than some of my neighbors with more land and comparable homes that are older.

Aren't property taxes/assesments frozen if the owner is over 65?

Does that reflect in this situation or on assessors roles?

Or when rich people convert part of their land to a Farm.

Or when they buy a property and then remodel it but it doesn't get factored into the value.

Lots of both of those in EBR.

This seems to be a big issue. Another issues is if someone hasn't sold their house in years. You will have very similar houses with huge spreads on the property taxes. The system is broken and unfair.
