40 million for so-called land that could very easily be nothing more than water after a bad hurricane season. Drop it to 4 million and someone might consider it.

I hunted at this place back in the 90's.
It was an incredible experience.
Garlic roasted teal the night we arrived, and the hunting was unreal that next morning!
My buddy and I shot a double double.
I'll never forget that trip.

Only value the land has is if a future LNG plant or an offshore tools station or chopper pad would go to it.

At that level of money, I’m just paying for guided trips long before i spend 40 million on a property. Then i don’t have to worry about the property or anything else that comes with it.

I would rather hunt all over the place than spend that kind of money.

We used to get to bass/redfish out there quite a bit when I was in high school. My dad knows him pretty well. Cool dude. Got me hooked up with a job at Global when I was right out of high school. I think I was the only guy on the barge that didn't have a felony.

Toured it with Realtor several months ago pre-listing, and have the Mossy Oak marketing packet on my shelf. The shrimp etoufee they served us for lunch was incredible. It's got some producing wells on it. But it also has some potentially major remediation issues if DEQ/EPA ever decide to come a knocking

the OP link shows the most expensive homes per state. Arkansas, Alabama, and Mississippi are surprising.
