Mold/mildew on sheetrock around return vent?

Is there something wrong with the size or operation of my HVAC system?
I’ve sprayed it with a fungicide every six months but it returns.
Is this fixable?
Thought?

Has it always been a problem, or did it develop out of the blue?

Have you pulled the cover off and checked to see if there is a lot of dust in it? I vaccum ours out a couple times a year just to make sure there is good airflow.

Probably being caused by condensation. Check the attic for condensation around the air register

I'd figure it would more likely be in the supply vent, not return.

It is the return and it has no dust or condensation in the shaft leading to the plenum.
I believe it has been going on since my home was built.

If it is a ceiling return, you have cold air from in your house getting to hot air in your attic causing condensation.

This is the answer

The next question is where and why hot air is mixing in.

I had a pretty bad leak in one of my ducts. This caused cold air to be released into my attic.

But worse than that, this caused a negative pressure inside my house because it was sucking more air out than was being returned.
This caused warm moist air to be pulled in through my outlets and light switches. They were always dirty and wet.

I had the same. I’ll bet most houses over about 10 years old could use some work.
