Are you adding a year?
You said that he wants to get you in a 2.5 for 30 after you refinanced last year. I wouldn't if it adds time. I could be wrong but you may end up paying more overall. You'll have to break down the numbers.

Awhile back it was as low as 2.5% but market has gone up a bit since then- Closer in the 3s. It all depends if you have a second mortgage or HELOC

That's a good rate. I'm getting a 15 yr 2.5% loan with no fees as it's a HELOC. It's fixed P&I though. I have a condo I'm right at 15 years left on @ 4%, so this is a no-brainer.

What loan amount are you at? We have been averaging VAs locks at 2.375
