Best Accounting System for Landlords

I work with a large scale accounting/enterprise resource system at work - InforERP.

For my personal rental properties, I have used Microsoft Money 95 (3 1/2 floppies) for 25 years, and LOVE IT. Everything I need, nothing I don't. MS Money 2007 had a bunch of extra crap added to it so I stayed with 95 and managed to make it run up to Windows 11.

What does everyone else use?

Quickbooks is the popular answer, but again a bunch of functionality I don't need.

Google Sheets is looking good, but data privacy concerns, Excel SaaS or older owned version is also a thought.

Thought I would get some input...

Just a low level Quickbooks Online subscription should do you well. Create recurring invoices for your tenants, create recurring bills for you mortgage.

Quicken Home & Business manages rental property and can probably replace Microsoft Money

Green paper ledger sheets if you know what you are doing. If you don't know what you are doing, it's doesn't matter.
