Ascension Parish has the highest per capita income in the state and 3rd best school system.

Not sure how you qualify “nice”, but that’s not terrible.

The term you’re looking for is satellite city. Consolidated city parish puts the kibosh on having a lot of satellite cities.

St Francisville….

I visited SF for the first time in October ‘23 when the weather was cool with low humidity. I was impressed with the upkeep of property, cleanliness, and beauty in the downtown area there. It should be a very nice tourist area based on what I saw.

Those are metrics being compared to other areas in the state. The AP schools don’t hold a candle to the ISD schools around Birmingham. AP suffers from the same backwoods mentality as the rest of the state.

Santa Maria, Shenandoah/White Oak Landing, and several other neighborhoods are farther away from downtown than Mountain Brook is from downtown Birmingham. I’m sure that applies to other mid-size southern cities, as well.

Land is too expensive for developers to develop and turn a profit. They have adopted planning and zoning to keep the likes of DR Horton out as well.

The Miss River basically cuts off half the potential suburbs area. I-10 bridge goes down to one lane, so can’t reliably commute from Port Allen. Need a 3 lane bridge/3 lanes of I-10 throughout the city. A loop would obviously spur potential nice suburbs.

The bridge situation keeps Port Allen from developing into the “Bossier City” of BR, or even a West Monroe or Sulphur

Wealthy people in LA have to stay near nice private schools.

The public schools in Mountain Brook, Vestavia, etc are all great. The public schools in Louisiana aren’t comparable to the private schools

If I lived in St Francisville this would be my cue to start looking for an exit strategy.

Why would they ever want that?

West Feliciana is strictly anti development. Pointe Coupee isn’t much less relaxed the last few years either. And even WBR is starting to clamp down.

IMO northern AP is pretty nice. There is no downtown though. It’s just an extension of BR.

Dutchtown High School is rated in the top 7% nationally.

Not as highly rated as Mountain Brook, but not redneck backwards as you suggest.

Yeah northern AP schools are pretty good. The new Prarieville high should be opened soon too.
