Edit: I missed the outdoors things, but still, good things to account for. Outdoor wise, I just need a big arse shop to keep all my shite .
I hate these threads. We had our house built a couple years ago then these threads pop up with awesome too late ideas.
Things I would look for/add:
-Make sure you verify how tall you want walls. We just told out builder, "No, 8 foot walls". Well my wife in her head thought that meant automatically 10' walls. Turned out we got 9, and that was a aggravation from hearing the nagging about that. It was too late to change it up. I love it, but she wanted 10' in the living, kitchen, foyer. Just be concise when making plans.
-When you get your floor plan, account for furniture in the living space when you see dimensions. Account for walking paths as well. I feel like this is way overlooked. Or living shrunk big time when we added couches, chairs and left room to walk around.
-Under cabinet lights is a must, should be standard honestly.
-I added a small bar area as I didn't just want my booze in the cabinet above the fridge. That is if you drink/entertain.
-Light dimmers, we only have 2, but I want them in damn near every room
-Patio space. More concrete is always better. Even if it's not covered, add some concrete, trust me.
-Master closet space. Just verify the master will be big enough, I ended up having to add another closet as I knew my wife was going to fill up the 1 main closet. I'm not fighting that for the rest of my life.
-Something I really should have done was add an outdoor storage closet. Whether it was big enough to hold kids crap, or if it's big enough to keep the mower/pit/everyday outside things.
Probably a few more that I'm missing, but those are the ones that stood out.
