Can anyone recommend a good property management company?

The one I'm using has billed me exorbinant "repair" cost for 9 of the 10 months we've been contractually together. Only this month have I had no additional fees come out. Coincidentally they need a 30 day notice prior to the first day of the last month of contracted service. I realize everyones gotta make their money, but are there any trustworthy/ethical options that one can recommend? Im tired of getting held for ransom for whatever they decide to charge me each month. TIA

Where are you located and who are you using. I have some properties in NOLA and I've been getting some extremely high bills lately too. None of my units are over 2 years old. It doesn't make any sense... or cents!

With increasing insurance, prop tax, and general maintenance, how do you get +cash flow? Add in a monthly management fee on top off that.

I had the worst experience with PM. I had to bird dog them more than I would the tenants. Only way to have one work is to have goals aligned, and they get a cut of your earnings. They should only make money when you do. They were charging me a fee whether there was a tenant in the unit or not. What’s the incentive to place someone? Then get 50% first month. What’s the incentive to find a good tenant, when you make more money when they are bad. Still had to be very hands on with all the repairs, or any drama.
