5% is typical in my area. I'd do 5% and 3 months with a 3 month option to extend. Sellers have some control right now in many areas. If you're in many parts of Florida though, do 6% and 6 months.

You’ll find it with a trash broker that will end up negotiating a sh*t deal. You’ll end up losing 5 points to save 1. Good job.

You can withdraw that listing as you please...if the agent balks, call the Broker...if you are at 6 demand 3 for the Buy side ..actually we are at 5.

365 is insane. That just means if somebody that was originally their client comes back later on their own and ends up buying the house they get paid. Usually it’s not 60-90 days. Should be 0.

There is no set commission for real estate agents. You should negotiate the terms with your current agent or find one that will.

The seller pays the x% to the listing broker and they pay the brokerage of the buyer’s agent x%. This should be explained in your listing agreement.
The brokerage takes their cut and then pays the agents.

365 is a very long contract. 6 months is the norm.

ETA: If you have ownership in this home and your name isn’t on the listing agreement or you didn’t sign it…

Nah. Gimme a break man, you must be a realtor.

I'm not buying, I'm selling...price based on comps, list with pics, arrange showing, coordinated sales process...im sorry but this is not worth what they have been charging up until now.

This is correct. The listing agent is trying to keep 3.5% and offer 2.5% to the buyer’s agent aka selling agent.

Look man, I’ve bought and sold a lot of real estate over the years for my own account, mostly commercial, but the same principle applies. Not every service provider is equal, and you get what you pay for. If the above items are all you think you get, just do it yourself. I’m sure you could find a good title company to manage the docs and closing once you have a buyer.
