April 6 (Reuters) - U.S. liquefied natural gas (LNG) developer Tellurian Inc (TELL.A) has entered into an agreement with an institutional investor to sell 800 acres of land in Louisiana for $1 billion, a regulatory filling by the company showed on Thursday.

Tellurian agreed to sell the land earmarked for its proposed Driftwood liquefied natural gas terminal facility, and then lease back for 40 years at a capitalization rate of 8.75% and a letter of credit equal to 12 months of rent, among other requirements.

I am not sure it is good news in the long run but it is up over 20% right now.

If they can’t raise cash, they can’t build the facility… this isn’t enough cash but Souki recently said they will be raising the cash via several methods.

This thing is a melting ice cube. If they couldn't get any contracts signed when the arb blew out over the past couple years then they never will. So many other better-positioned LNG companies will build the next export facilities (Cheniere, Venture Global, NextDecade, Energy Transfer, Sempra in the US, Qatar is going to boost export capacity a ton as well)

In the ESG era and with a hostile government threatening lenders, it’s difficult to get financing for any new non-renewable energy projects..

They signed a land lease deal for a billion dollars provided they get funding secured by July 14th I believe it is.

They also leased up a big chunk of land on the ship channel that became available after another company folded.

Not sure if it's going to work but they are confident as shite with these last two moves.

I've been out to the site area. There is quite a bit built and the two tanks got their foundation permits and pylons are being driven for them now as well.

Well find out what they were made of by July it seems.

Announced yesterday that stockholders will vote June 7th on dilution. Proposing doubling the shares to 1.6 billion shares.

So 800 million additional shares potentially. Stock price today $1.65 equals 1.32 billion.

I bailed at earlier this week @ $1.61. Still took a loss, but it just felt like there was still too much funding needed to get over the hump. Now we know.

This is correct. The probability is up in the air as to whether they do it.

This gives them the option if they feel they need it.

Thanks for the field report from the site and the clarification on increased share numbers being an option, not an immediate certainty. In a high wire financing act like this timing and seemingly small distinctions matter.

Still not sure they are going to make it across the finish line, but even if I didn't hold shares I would be rooting for this to take off. Great for gas producers in Haynesville and what a great Phoenix/ hat trick story for Souki.
