Building cost on the coast

Looking to build an elevated beach home in the Bay St Louis area. Can anyone give me a current high and low cost per sq/ft for the area. Thanks!

This is such a varying question.
#1 variable is your foundation/soil.
How high will your home be elevated, and how deep will the pilings have to be?
We are doing something unique in our area (Gulf Shores) to mitigate the costs is building floating slabs, so maybe look into that.

BTW, your question is absolutely absurd without knowing parameters, drawings, etc.

I am in the starting phase of building in that area. We are putting in the bulkhead and pier the first week of December and in the process of finalizing the house plans. We are going 16 feet in the air and found a builder that we are comfortable with. We were quoted $200 a square foot for the house but could go up depending on if we make changes during construction.

That’s a really good price. There’s only one builder in the area still building at a reasonable price that I would trust. Is it TM?

No, that’s not him. For the bulkhead and pier we are using All Pro Marine construction. They have been great to work with. The builder we are using is TD.

Thanks for all the insight. The plan is to do concrete piers 12-14 foot high, slab on the bottom, about 3000 sq ft. metal roof, higher than average on the niceness level. Hoping to stay somewhere around the 300-325 sq/ft price. Y'all think that's possible?

I think it can be done, we are doing 1400 square feet. Ours will be a camp..we may move there eventually but for now it will be a place to get away, fish, and enjoy the coast.

Talked to a builder a few months ago

He said plan to spend $300 per sq ft for raised home est 3600 sq ft. Built semi custom not including the property cost. 18 feet piling. Concrete slab on grade.
No landscaping.


Cost of lumber down but other items and labor increased. Cement is ridiculous.
