People live there on less than that but you aren't buying a new home with that income there

I've got friends who live in Ojai and SLO from Louisiana. You could not pay them to leave the area despite the politics. It's a really nice place. High temps never really get above the low 80s in summer and the nights are comfortable.

Economic opportunities are also greater. One of my friends told me this. 10x the population, 20x the oppotunities.
