4 plex construction cost

I know can vary wildly….

Livingston parish
Nothing fancy, each unit about 1100-1200 sq feet, so say 5000 square feet total.

Own land.

Just looking for ball park

It’s a 5000 square foot house with 4 kitchens, baths, and 4 independent entries.

Trues. It concrete floors, super low pitched roof, run of the mill appliances. 4 in center faucets instead of 8, 2 cm granite instead of 3, etc….

Ex: my town square foot is almost double my living so foot. An apartment would be more like only 10-15% more.

1 mil is a good roundabout estimate and if you think otherwise go knock yourself out, get some quotes and find out for yourself (spoiler alert you'll probably get quotes that exceed $200/ft)

Probably. New 300 unit complexes are going for around $190-200/sf now a days and that's with cheap finishes, fixtures, etc. And you won't get the bulk/large scale discount. If you have simple civil/utility work, you might be able to get it down a little bit.

4 plex will require sprinklers and 1 unit may have to have to meet ADA requirements which affects grading, parking, ramps etc. along with interior changes.

Pro tip…Townhomes do not. We self performed a couple recently in Livingston and ran into these issues. PM me with any questions.
