Any info or reviews on Manuel Builders?

Still researching, and they look like a good option. Anything you can share, is appreciated. Are they a turnkey builder? Did you use their GMFS for finanavinf? Rates? Thanks for the help.

The only thing I've heard about them is they are not to easy to work with when it comes to making changes to the plans and getting custom items outside of what they offer.

If you want a spec home, then they are one of the better builders in my area. If you want a custom home, then use a custom home builder.

They are a fixed-price turn-key builder. Just depends on what you are looking for.

thats because making changes costs them money

Not sure you know how home building works.
The cost to make changes on a home plan absolutely falls on the homeowner.

Are people still building homes in this current economic climate? Seems like the interest rates alone would be a dealbreaker.

cookie cutter homebuilders has standard plans and finishes because they have engineered those items to be as cost-effective and profitable as possible. any changes to them adversely affect that calculus, and in most cases, change order requests no matter how costly do not fully reimburse the builder for what he/she would have made without the changes

Example:

Manuel Builders has all the windows for the house in stock and they buy in bulk from a vendor with a good relationship. They make 35% profit on these windows.

Home buyer wants a specific window that Manuel has to go source and can only mark up 10%.

Lost money.

They built my house.

The good? I made hundreds of little changes and a few big ones without any issue. It was cheap. The framing is good. They were fairly easy to deal with. The electrical and sheetrock subs were some of the best I've ever seen.

The bad? You need to go over everything constantly. You need to check behind your constractor constantly. If you agree on something, make sure it has a model number.

The first response to any problem will always be: it's supposed to be that way.

Do NOT use the baton rouge office for anything.

The issue is, there are too many people dipping their hands in.

I built for $136 a square ft with me paying for dirtwork and site prep out of pocket.

If it wasn't for a shite ton of interior brick work, electrical mods, higher end flooring, and putting quartz everywhere, we were at $112

We quoted about 12k in brick work. Decided it was too much. They accidentally did it anyways

it’s always to the GCs advantage to do a deductive change order vs adding scope. Always

I hate additive change orders. They are money losers in nearly every case

A general contractor for one of these spec builders is nothing more than a failed contractor turned car salesman.

The good news, they have no idea how to respond when you refuse to accept their bullshite.

No… I just asked because we built a house recently. We had thought about looking into Manuel but ended up going with a custom builder. They don’t do any work out that way though.
