No..roof is about 2 years old. If I were replacing it today I would definitely inquire about it. I would like to know the expected/average reduction in the cost of insurance is expected to be...

I 100% would have thought so going in but it was the middle quote of 5. The guy with the lowest quote seemed sketchy and the second lowest couldn't guarantee it would be finished by next week (the 4th). They all complained about the "complex" roof with a lot of 12 on 12 and to a degree it is unusually complex for a 2 story with only 19 square but the original sub (Garcia) didn't mention it is all.

So many different variables. Slope of the roof being a big part and whether it's a gable or not.

Also, you'll get guys trying to underbid by putting crappy materials on and not getting your roof up to code.

The cheapest roof is typically not who you want to go with.

Being done as I sit here typing. Get a roofing guy to come start a damage claim, Its a scam as we all know . Get in line, after telling my guy no 4 times I got approval and 32K to get a new one. 2400 sq ft BTW.

Take atleast three quotes from similarly qualified contractors. You can get manufacturer backed material and labor warranties if you go with a certified contractor for little to no additional cost. Go with someone that is going to install a “system” roof, meaning using all one companies products from synthetic felt, starter through shingle etc. This will get you the longest available warranty if you don’t get the extended warranty. You can also look into applying for the grant money in the fortified roof system program depending on where you live that could get you a really good roof system etc. Lots of factors to look at other than just price and who has the biggest name in town. There are a lot of smaller co’s that are more qualified etc than the big names. Last thing GAF has a HDZ shingle that they are doing an unlimited wind warranty on at this time, which is a good thing in our area.

My mother just got her roof replaced and it was about $13,500. Just make sure to get someone reputable and get everything in writing. This guy had replaced a roof on a rental property, so we knew he did good work.

He quoted my sister $10,500 and shows up with his crew a couple of days later and and I noticed his crew was starting to pack up around 2 and they still had not done her attached carport. I asked if they were coming back the next day to finish up and he said they were pretty much done. I asked him about the attached carport and he said that wasn't in estimate.

Who the freak replaces a 25-year-old roof and doesn't get the attached carport included? I was miffed and I told him we needed the attached carport also done and he said it would be another $3,000. I told him that was fine but I needed it done all that day and he was able to get it done.

My advice is just get everything in writing. I usually handle everything for my elderly mother, but my sister took care of this because I was out of town. I don't blame her because if I called a roofer out, I would think the attached carport would also be included because it's all connected.

Anyway, the guy did a great job but just make sure everything is put in writing and make sure to read it so you won't have any unexpected situations arise like our situation. Good luck!

Paid $9.5k earlier this week. 25 squares, Atlas Pristine shingles with all the additional materials. 5 years warranty on workmanship, 30 years on materials. Hester Roofing in Hammond.
