Average cost to add a bathroom to existing house

Have a rental property that we really like, but it only has one bathroom. what would be a ballpark cost for those of you that have done this or know about this, to add a bathroom to an existing house? Nothing exquisite, just to open up a wall and add a toilet, tub/shower, sink etc.

I never trust google bc they range from like 10k to 100k

House is 1500 square feet, 3 bedrooms 1 bath. (obviously one bathroom in the master)

Would want to add a bathroom either in one of the rooms or somewhere else in the house. Judging by the layout, we would most likely need to knock a wall down and just add an extension for a bathroom. No clue how big the bathroom would be, just enough space for toilet, shower, sink.
construction/remodeling is not my expertise and I physically cannot do the addition, so would have to contract this out fully.

House is not on a slab

Well that's not gonna work with the slab, in-slab/under slab plumbing. The most difficult will be the plumbing and roof tie-in. But make sure to thinking about electrical, plumbing, HVAC, insulation, roofing, windows, sheetrock, tile, finish, etc..

if there is good access under the crawlspace it’s not a complicated job at all. Both supply and drain should be accessible from a current restroom or sink. No one here can price it or guess at price without seeing either the house or your plans. I would do a drawing at least in plan view to get prices from plumbers which is all you care about for now

That's pretty accurate

As others stated, there are a lot of factors in play to add a new bathroom. We were looking at between $25k-$35k just to change the floorplan of one of our bathrooms; flip sink & toilet, change out tub, new floor & sheetrock work. Ours is on slab and would require some concrete work, so that may add to it. What was not included in the pricing was the fact that we "may" have to change out the pipes & vents in the wall (we will do this when we pull the trigger) and go back with PVC & plex

They did tell us when we were considering adding a 1/2 bath that to be comfortable, we would want a 4' x 6' space

if you have a floor plan and plumbing plan for the house I could draw it for you, you could be my first customer LOL. I’ll do it for free to see if this is something I’d want to deal with in future

Get everything at flooring decor and more and you’ll save a lot. They have it ALL. Start with your plumber. He will be the most expensive. Add up your supplies on flooring and decor’s website to get a ballpark for materials. Do you need a window or does one already exist? If you do, price windows. All those things need to be considered….

yeah there’s tons of ways to do it yourself.
I wonder if there’s a market for a middle ground…drawings drafted using professional design software but not professional review

I've done permit drawings twice for friends of a friend and it depends on your ability/willingness to research IBC and the client. Otherwise it's fairly straightforward.
