best paint sheen for house with kids and pets

Now that my house is over a year old and the builder will not be repairing any drywall issues, we would like to repaint some of the interior rooms. The builder used flat paint and right now with kids and a dog, it is horrible....it shows everything. I have used eggshell in the past but sometimes it left roller marks or stripes from when the paint was applied. I have since read that this was from either pressing too hard or not applying enough paint. What are your opinions on eggshell and stain sheens? which one is more durable and or which one is easier to touch up?

Benjamin Moore makes an excellent washable matte. Or use premium eggshells, such as duration by Sherwin Williams or manor hall by PPG. If a dramatic switch in colors, prime first, then 2 coats. Should not see roller marks.

quote:I've always had the experience that the higher the sheen, the easier to clean. Which in most cases, is true. As you have seen with flat, it soaks up dirt and forget trying to get crayon/pencil off. You just end up smearing it. all of my walls are a minimum satin but most most are semi gloss.

Since i'm no paint expert and I don't shop paint frequently, if there are easier to clean egg shell and flats out there, go for it and report back if you go with it.

Not a paint expert, but we had the same problem that you are having. We switched from flat to satin and have been very happy with the results.

I’ve painted about every square inch of my home. For us it’s Benjamin Moore, satin on walls, eggshell for trim. Very happy with how easy it is to clean. Also, paint isn't as expensive as my time. Therefore, I buy the best paint I can, buy quality rollers and brushes, and I roll one or two passes at most, then recoat roller. Typically I can get away with one coat like this. If I do need a second coat, it goes very quickly.

quote:OP, all of this. Painting is one of those things that's very obvious when someone went cheap or cut corners. Do it the right way first, and you won't have to do it again. Good luck

I use satin. I have three kids and a dog. If by chance they crayon on the walls I use Mr. Clean magic eraser. It should also work on your flat walls until you decide to paint.
