Cost to clear a wooded lot

Anyone know about how much it would cost to clear and prep for building a wooded, one-acre lot? Also, if the trees are a mix of hardwood and pines, wouldn't they be sellable?

I paid approx $6k to clear an acre and a half about 7 years ago. I had a lot with a ton of 10-15 year old “pencil” trees which made the work a little more laborious. The price per acre will go down some of you have more acreage to clear. Things like hauling off the wood if you aren’t allowed to burn will obviously increase the costs.
I can’t imagine anyone would be interested in the timber on an acre plot. it has to make sense to a logging company to bring in heavy equipment and an acre probably won’t cut it. If you were clearing 10 acres of established 25+ year old hardwood, maybe, but not an acre. Maybe others have a more educated opinion than me on that but that was my understanding when I last went through it.

$4-5k/acre is a good estimate, assuming fairly typical density/timber.
If there are large, established trees then it may be worth selling the timber. You’d have to get a company to come out and take a look, and as mentioned one-acre isn’t going to net much a return. If there are only young trees, it may not be worth their time. You’d probably want to save some of the more mature trees if you are planning to build/develop on this land.

If there are any logs on your property that you could get milled, I would suggest having someone mill some 1x’s for you and you can use it for a shed or something. I have 50 acres and select cut it and if I could do it all over again I would have bought a small mill and would have took my time cutting trees and milling wood I could have built a house. You live and learn it young and impatient.

no, the trees on your one acre lot are not “sellable”.
if you want it done cheap hire a guy with an excavator and he will have them in a pile in a couple of days

I paid $2500 an acre to clear 3 years ago.
