Current Roof Replacement Pricing- Need Feedback

I'm in LC area. My roof has been giving me problems since we bought it. I've had to have it repaired 5 or 6 times. After this last leak, I put in a claim with State Farm to replace the roof.
I don't know if they'll actually do anything, but I'm prepared to pay it myself because another hurricane and we're going to have major issues.
I received one replacement quote so far. The house is 2510 living and about 4400 overall. It's got some valleys and steepness, but the quote came in at $26,800.00. The shingles would be rated for 130 mph, class 3.
The shingle is Owen Corning Tru Definition. Looks to be 70 bundles of shingles, 83 ridge vents, low profile vents, etc.
I'll be getting more pricing but is that the going rate for a quality roof nowadays?
Seems to be $345-$418 a bundle with labor depending on location on roof.

Just got mine done, 2000sq ft in Prairieville, original quote was 31,500.00. Insurance settled on 26,300.00

I replaced a problem roof with a standing seam metal roof just this past spring. 2600 sq ft in BSL. Was $62k, but is semi permanent now…

How old is the current roof? What is the cause of the leaking? Does the roof have wind or hail damage? Based on your description, I would assume that the roof is leaking due to improper install/ or wrong material choice for the roof structure.
If the above is the case and there is not wind or hail damage to the shingles, I would be very surprised if you have any coverage under your homeowners policy for roof replacement.

Wind damage. Shingles have blown off and had leaking several times.

Buy your own materials and I can get you a crew over there out of Houston for around $100 per sq. Materials will cost you about the same.

70 bundles is only 23 squares. At 4400 square feet under beam, I’m guessing it’s actually 70 squares (210 bundles). You’re still approaching $400/square for the job. I’d take stout up on his offer.

In my experience, unless there are large patches of shingles missing, wind damage isn’t the cause of small leaks

I know a fair amount of info on roof issues as my dad was a casualty adjuster who adjusted many roofs. It typically is not the shingle do you buy standard -high quality US manufactured shingles.
It is almost always the installation. And then usually the nailing pattern used and the fasteners used.
And then the installer is usually nowhere to be found when a problem arises.
If you want good protection for 25-30 yrs go with a national US shingle and get an installer from their approved list and get the best shingle warranty AND best installation warranty, from THE MANUFACTURER, that you can afford.
It is almost always the installation. And then usually the nailing pattern used and the fasteners used.
And then the installer is usually nowhere to be found when a problem arises.
If you want good protection for 25-30 yrs go with a national US shingle and get an installer from their approved list and get the best shingle warranty AND best installation warranty, from THE MANUFACTURER, that you can afford.

My huse is 2700 sq ft, 2 story. I think it was 37 SQ roofing. Cost was $15,300 last May. This is the Houston area. Admittedly my roof is very simple.

And what shingles would they use? Lifetime warranty if you can find them?

Did the quote include any deck replacement?
That is a good Owens Corning Shingle? Was it standard warranty or Platinum by OC? Is installer OC certified? Six nails or 4? What is installer warranty for labor?
Did it include complete replacement meaning all new underlayment, ice and water barrier and all flashing and vents?
If so then that is good.
You can get less expensive quotes but the shingle won’t be as good, they will use your old flashing and the warranty isn’t the industry best like the Platinum warranty is. They will screw up the mailing pattern, use cheap fasteners and be back in Mexico when you have issues. Penny wise pound foolish.

Full roof replacement, Platinum installer, no decking needs replace but everything else will be.
7 year workmanship.
I think it's good and we're going with it.

If you are going with OC platinum warranty you are going with the best. But it should be Plantinum warranty is lifetime on workmanship with coverage reduced after 25 yrs based on age of roof. One thinng I liked is that OC has a very informative website in their products and warranties. That is why I will choose them. But I think I liked their two mid grade warranty packages better but doesn’t save what I thought.

OC warranty’s aren’t what they seem. They will give you a credit for the shingles and that’s it. Nails, felt, hip and ridge, labor….nope. Been there. Done that with them.

How did your roof not get replaced by insurance after delta or Laura? What is the pitch? Two story or single? A few other factors go into it, but you are going to be $375-$425- sq. If you use a GAF master elite certified installer, they’re HDZ shingles and the GAF system and you can get an unlimited wind warranty. Ask me how I know
