Do home inspectors make decent money in Louisiana?

Wondering about a career shift to either real estate or home inspection.

Leaning towards taking the home inspection classes since my background is in construction and I’ve also worked as a cat adjuster on some storms before.

Any input is greatly appreciated.

Totally and I get that. My realtor friends tell me nightmare stories about the way things are right now.

Hopefully things pick up in the near future.

If you are going to go that route, I would look at residential or commercial appraiser. Only downside is you have to spend two years as basically an apprentice before you get your full license (which is insane IMO). I know there were some talks about removing some of the barriers to entry because they are needed so badly.

As compared to what? Other states? Other careers?

I thought about doing this a while back. My wife is in with the real estate business and said you really have to get out there and push yourself to real estate agents to get a decent amount of work.

But inspecting a home seems like a pretty easy gig. I've witnessed a few of them and the report they send seems pretty cut and dry.

Thought about becoming an appraiser? Personally, I would rather do that than a home inspector.

Inspectors with good experience and background in construction can gross $100k-$125k once they make the realtor relationships. That's doing 300+ inspections per year. During peak times, you may be doing 15 inspections a week. 3 a day and then completing reports at home after that. Market obviously dictates good years and bad years.

People who have no idea what they are doing, just take the class and become inspectors don't do nearly that well, which is the majority. As stated above relationships with realtors is the real work. Without having those relationships, you get very few inspections. Most clients are directed to a home inspector by the realtor.

Yes I have thought about it. Like the other poster said though, that two year apprenticeship is the main thing that dissuades myself and others.

It can’t be much different than closing a claim in the driveway following a storm. Scope and paper work. I just don’t want to be gone on storms.
