That is just a conglomerate of a builder, the developer and some outside money to build houses in the neighborhoods that the developer built. Those are both Wendy Gladney developments. He gets developments done, don't know about his house quality.

Cheval Trails and Woodstock Park are both Alvarez Construction communities. They bought the developments from Gladney and his company - who developed the land and put in infastructure. Alvarez hasn't typically sold lots in their communities to other home builders, but I think they have started to.

Yes, Mallard did some homes in Cheval and are doing the last 15-20 or so in Woodstock.
Just wondering if anyone knew anything about the quality of Mallard Homes given their limited local track record. I've since found out that Gladney's son is the builder.

I don't really know anything about Mallard Homes other than they are based in the New Orleans area. Not really familiar with any of their past builds. I know that typically it has been really difficult in the past for non BR based homebuilders to break through in the BR area. A lot have tried (other than DR Horton) without a whole lot of sustained success. Charles Gladney is a realtor and worked with his dad in the past on the developments with Appropriate Real Estate and Southland Trace. They mostly concentrated on developing properties for sale to residental and commercial applications - I'm not sure how much home building construction he has been involved in over the years - definitely experienced in the infastructure side though. Maybe he is acting as Mallard Homes local representative - not real sure?

You may be thinking of the Covington company that is now seemingly no longer in business.

I'm referring to Mallard Homes of Louisiana, LLC which originated last spring.

Yea you are right - I got them mixed up with the one that was in New Orleans. Makes sense that the Gladneys would partner with Alvarez in the developments that they sold them.

I was in the concrete business for around 19 years. Last 8 of that was sales. I have been to these subdivisions and a bunch more over the last almost decade. I've not been there at night but I sold and supplied a lot of concrete in both areas. Cheval Trails is right across from Copper Mill in Zachary - definitely not a hood area as far as I could tell. Lots of housing and new developments going in that area within a couple of miles. Woodstock Park is basically sandwiched between UClub and Lexington Estates - so definitely not hood either. There are obviously "hood" areas all around BR, but I would not consider either one of the locations of these two subdivisions "hood".
Not sure if the poster was describing the area as "hood", or was saying to stay away because of the quality of the builds. The areas both seem to be condusive to pretty good property appreciation, and as far as I could always tell, Alvarez Construction was generally pretty good as a builder - as good or better than most other production/volume builders. I don't know anything about Mallard, though. I do know that Woodstock Park has a community pool.

That's about how I see it.

There is one remaining question.
What could possibly go up north of Woodstock.
According to the tax assessor map that land is owned by "LEXINGTON LAND DEVELOPMENT, LLC" so I don't know if that means more Lexington residential or what...

That spot just north of Woodstock and just in front of Lexington Lakes that is owned by Lexington Land Development - the owner of that is Greg Flores who owned and deveolped all of Lexington Estates and Lexington Lakes. Lexington Lakes was developed and sold to Alvarez and all the homes built by Alvarez around 10 or 12 years ago. So - there is a relationship there between the developer/land owner and that builder. I'm sure that they have a plan for it in the future but they are steady developing the rear of Lexington Estates and have been for a number of years now. But they could always switch back to the front.

Alvarez is only a small step above DRH and DSLD and Level. If you want mass tract Neighborhood then he is your best option.
