Lake Beau Pre Townhomes thoughts?

Looking for thoughts on the Lake Beau Pre Townhomes. Have a freshman in the dorms now and a Jr. in high school interested in LSU and have an opportunity to purchase a townhome in this community. Love how close it is to campus but not sure about safety or age related issues.

I lived there 12 years ago. Was nice at the time. I never remember flooding issues and the river was high several times. A few times I can recall sketchy cars driving through even though we were gated, but never recall any major thefts. That's also before that area built up more and it was just the townhouses and houses. I'd imagine it's a bit safer with more college kid "traffic" in the area.

I lived there in 2012/2013 and they were considered one of the nicer places to live. The river would have to get pretty damn high to go over the levee. It was nice to be able to walk to LSU games! Pool was nice, and not a lot of riff raff around.

Same, I lived there 12 years ago and it was nice at the time. Gated and easy commute. The guy we rented from had about 4-5 townhouses that he owned and rented.
No flooding issues. Occasionally remember water seeping from the ground during high river, but nothing worth really noting.

There's a bit of crime in the general area.
Just last night a burglar broke into a home at 3:45 am in Heatherwood which is nearby (the homeowner was home). He is on camera but fully covered except for eyes, apparently he has been seen doing this in the past.
Also nightly car door checkers - sometimes carry guns. Things stolen if left outside too.
There is a risk of sand boils in the area when the Mississippi is high. Have seen first hand a house in Laurel Lakes with water pushing up around the plumbing in the slab.
I used to live in Riverbend but sold years ago to move to higher ground away from the river.

Was just coming to post that they have lots of crime. Several cars were broken into last night. Lots of crime.

Thank you. It’s Baton Rouge this is expected. Short of buying something in Livingston or Dutch town I’m guessing there’s not much of a way to avoid it. I do appreciate the input just not sure how to avoid it near campus.

OP did you buy/rent here? Looking for similar input on these townhomes.

We bought. Couldn’t pass up the deal that was offered by a friend of the family. It seems really good so far. My daughter is living by herself in the 3 bedroom 3 1/2 bath as of now. She’s got a few friends who are interested in renting out a bedroom for the fall. The HOA was a little higher than others but I don’t think it’s terrible. It’s quiet and seems decently safe considering the area.

Last time I was there was about 7 years ago. It's in a good area behind some older Baton Rouge homes that have good people in them. Regarding all the other safety issues, that is standard with any apartment complex style living situation. Lock your cars and doors always.
