Painting my brick home. What brand and type of paint is best?

I’ve been told oil based paint and primer isn’t necessary.

Any suggestions?

My painters used elastomeric paint on my house in Auburn. I think that's what its called. Designed for masonry.

Romabio Masonry paint or something similar. Loxon primer then exterior paint over it if going with Sherwin.

I painted a prior brick home close to 20yrs ago, used “block filler” as primer, then Benjamin Moore exterior paint as color/top coat. Still looks great today

What color is it you are seeking? Consider a lime wash instead of paint, if you can.

Negative on the oil-base paint. It's garbage.

Is this new or old brick? On new brick you should use a latex masonry primer that is alkali resistant. Latex block filler or masonry primer (such as SW Loxon) will work well on older brick. Loxon is an entire masonry coating system by Sherwin-Williams.

Pressure wash, let dry, prime, 2 coats 100% acrylic latex paint. I have seen people paint without priming. Sometimes it works, sometimes not.

If you wash it you want to make double-damned sure it’s dry bf priming/painting. It will def come off if it’s not thoroughly dry.

Most people pay extra to have a brick house look brick. Why would anyone paint it? All brick masons will tell you never to paint brick. Go check out the new prices of paint and then decide. After painting, it's very difficult to unpaint it.
