Preferable House Washing Solution

What's the latest?
I went with 30 Second Cleaner the last couple of years. That stuff works, but has a very high bleach content. I got a rash from not rinsing off quickly enough while pressure washing the carport.
So I went to Lowes looking for Jomax a couple of weeks ago. I had to ask and found one lonely bottle in the paint section away from the cleaning section and pressure washers. Has Jomax fallen out of favor?
What are you guys using?

I would think if they had only one bottle of JoMax that means it has done the opposite of fallen out of favor

I used to mix my own concoction of Jomax, TSP, and outdoor bleach. Switched to EZ House Wash by Mold Armor a couple of years ago and have been pleased.

I would think if they had only one bottle of JoMax that means it has done the opposite of fallen out of favor.

They probably didn't auto order it because they had stock left. And the Lowe's employees don't care

Whatever you do, don't mix bleach and soap. It turns into mustard gas. Only laundry detergent is safe to mix with bleach.

Bleach and water is about all you need to clean it off. Don’t use soap or detergent because it can accelerate the growth of mold/algae. After it’s cleaned up, spray Wet & Forget on any areas prone to mold and it keeps it from coming back for a really long time

I see that Jomax says that you need to mix bleach with it. Are there any less harsh cleaners out there?

I posted this in the other thread. I may or may not have done this exact principle commercially, scaled up with bigger equipment, downstreaming and tanks.
Some in the industry wont say they use "bleach", they use commercial cleaning solution of "sodium hypochlorite". It's bleach, and you have to use proper PPE to keep from burning your skin. You also have to properly protect plants. There are also surfactants and odor masking additives available.
Yes there are premixes like JoMax, 30 Second Cleaner, Krud Kutter, Simple Green etc. But most is not viable for profitable commercial use.

Here's my [home] setup, use at your own risk:
Plastic Sprayer (be sure it's intended for bleach/chlorine)
Bulk Chlorine I can't remember original cost but refills are about $8 /2.5 gallons for 10.5% sodium hypochlorite
Arm & Hammer OxiClean Laundry Detergent aka surfactant & smell good to cover bleach smell. Yes I know there are better surfactants.
My recipes (I like it hot) not including surfactant:
Vinyl, Stucco, Painted Wood, most vertical surfaces = 2%
Brick, Concrete, most everything = 3.5%
Shingles & stubborn stuff = 5% (pre and post wash down surrounding plants)
where
[desired batch %] / [sodium hypochlorite % of chlorine] x tank volume = amount of chlorine to put in tank
example:
I want 3.5% in my 1 gallon sprayer using my 10.5% sodium hypochlorite chlorine.
3.5 / 10.5 x 1 gallon = 0.33 gallons of 10.5% SH chlorine then the rest (0.77) gallons of water in tank. Then I add a few tablespoons of surfactant. Caution when stirring and shaking as surfactant will cause bubbles.
