Buying a DSLD Home, should I get my own realtor?

I'm trying to get my closing costs to $0. Currently, DSLD has my closing costs set at $5,900 and will "give" me $5,000 if I use their lender. That has me bringing $900 to close.
I put "give" in quotes because I talked to another lender that had me bringing $1,000 to close without the 5k rebate. I'm thinking about leveraging his offer to get them to drop all closing costs. If they don't i'll go with the other guy just on principle, because they are making money on every end of this deal. They are the Builder, Realtor, Lender, and I have a suspicion that they have some sort of agreement with the insurance company they referred me to.
That brings me to the realtor. Are they responsible for realtor fees? Meaning am I saving them money by not using my own realtor? If they would cover my realtor fees, should I get one or use that as my leverage instead to get the closing costs to zero?

Good luck, not with the closing costs but the house itself.
I've seen DSLD Homes myself, been told about them from my best friends dad who is a mortgage lender and I've known a carpenter/cabinet builder from Lafayette that is in charge of all maintenance/contractor warranties on DSLD Homes from Lake Charles to Alabama.
The consensus across the board is there are shoddy to say the very least. The carpenter explained to me their business model that their extremely low prices come from the fact that they beat down their subs until the only ones left are the uninsured and horribly rated subs. I would seriously look elsewhere, but if you're set on the house. Definitely, keep your warranty papers on the coffee table, you'll need them.

That's not what i've heard from people living in them and from others on this board. I'm not here to argue the quality of a DSLD home, there are plenty of other threads on that. This house is what my family can afford and we'll still be able to invest $1,500 at the end of every month.

As long as you understand you are getting what you pay for. Don't overpay for a DSLD quality home.
Are the lenders just rolling the closing costs into the mortgage? Need to review the $5k "discount" vs your $1k lender and determine where that cost is going.

I think its a pretty good value. Does anyone know if they are saving money by me not getting my own realtor?

Bring your own realtor- if not they pocket the extra couple percent. I've heard they won't give you an extra penny even if you ask and say you won't use a realtor.
Regarding the house quality, it is strictly based upon your superintendent. If he had a great attention to detail, then he will catch most of the sub mistakes. My first home was a low end DSLD model and the sub was almost too detail oriented. The house was great, no issues.

I don't think anyone doubts the quality of the materials used. It's the craftsmanship of actually building the house that comes into question.

Your Sales Agent for DSLD is a realtor also. If you do not bring your own realtor they will get the commission off the sale. We had a family friend who is a realtor so we put her down and she basically received the commission without doing any work.

Typically, they just give you a bunch of upgrades if you don't use a realtor.

We went through a similar situation with a Jeff Benton home in N. Alabama. The Crye Leike realtor essentially was a Jeff Benton agent and useless as tits on a boar hog. Had I known now what I know...I would have used a third party and gotten a better deal. He made a commission by sitting on his arse. He even forgot to give us the important paperwork/schedule/process book. Luckily for us the home studio lady was spot on and probably JB's best employee.
I don't know about DSLD homes but there is a recent subdivision in Carlyss, just south of Sulphur that is a DSLD subdivision and they have massive flooding issues and not in a flood plain due to the construction of the roads/lack of stormwater drains. The roads are actually ABOVE grade compared to the houses. The subdivision I'm speaking of is Belle Savanne.

Op to answer your question, yes realtor fees are negotiable. Tell them $0 closing costs and you won't bring your own realtor. That will save them 2.5%.
As said, closing costs are negotiable with the price of the home. They are used to this, they can price the closing costs into the home sale also. So they can simple add that $1,000 into your mortgage.
Everything is 'negotiable' with those types of companies. No harm in asking.

The only thing I can add about DSLD is concerning a friend of mine's mother and her experience.
She bought a house in Madisonville from DSLD. The house ended up having severe foundation issues. To DSLD's credit, they bought the house back from her and allowed her to stay in it for six months, rent free until her new place (from a different builder) was completed.

Dude your best friends Dad is mis informed. No one can step foot on a DSLD job with out insurance. Quit spreading bad information.

Whole lot of feels in this thread. They've been buying cheap low lying farm land here in Lafayette Parish and slapping together 40 house neighborhoods pretty quick. I guess that serves a market.
