I’d sell it, what you going to do with it? Counter 60 and I imagine you have a check pretty quickly. There position and the value to them is obviously pretty high. But 15 k for swamp land seems pretty sweet

Bard is absolutely correct when he replied that they will be back. Find out why these people want to purchase the property.
I think that you will get plenty of sound advise at that point.

How can you say they will be back based on the little info given? You can't. Neither can Baird. I do some land deals, and the motive from sellers are all over the board.
You are correct in trying to learn more about why they want the property.
We don't know much about the OPs financial situation. Taking the money now could be the right way to go. Are there other options for the prospective buyer, meaning that he should decide sooner vs later?
I think that you will get plenty of sound advise at that point.

Given that, I’d say it’s very unlikely he owns any mineral rights to it, given it’s swampy and basically unusable I’d say even it someone does want it to exploit it for profit, the odds he’ll have any leverage is essentially zero.
You may not have seen developers build around difficult to deal with property owners, but I have. I’ve seen some fairly interesting parcel divisions to get around it.
