Looking at buying a lot on there to build on in roughly 5-10 years

Like the lot sizes (greater than 2.5 acres) and the homes being all different designs, but all traditional still

Any insights on flooding, min build size, etc?

Already have a layout of traffic etc as I live off 22 in Mandeville currently

yes, it'll depend on how high you build and how much water will be pushed north from the lake and/or the amount of rain dropped in a short period of time.

You're going to have to build your pad up several feet just to get it out of a flood zone. I think minimum is 3000-3200. I had the covenant and disclosures at one time but cannot find them anymore.

Plans for my build would be a raised house regardless

Any ideas if neighborhood streets/entrance floods easy and locks you in?

Honestly looking at them all. Going to bring my dad(used to own landscaping company) and buddy(who is architect I will use ) out there soon. I have no vision so want them to see it

Madisonville, while quaint, is laid out so poorly from a traffic standpoint. Can't stand going over there from Mandeville proper, takes a year to get to everything.

22 is completely different now with the interstate finished. Been such a breathe of fresh air

Don't under-estimate how bad it is on 22 when you have to go across that draw bridge every day at peak traffic times.

While i get that, and it was bad when they were working on 12, it is a pain in the arse no matter what, no real quick way to get to anything.

That might the subdivision being built on the Indian burial ground. Best to avoid it.

look at the listing history of the one for sale in there. 106 twin oaks ln.... has taken about a year and half, they've dropped the price by 270k and its still "contingent". yea no thanks.

Id check an elevation map first.
You may want to look at the cost of insuring your future home. Insurance company go into automatic rape, rob and plunder mode on any property below the interstate.
Also look at property tax rates. People on the NorthShore love to vote property taxes on themselves. Property tax is amazingly expensive.

South side of 22, that close to the lake? No thanks. Asking for problems. Hell, I wouldn't buy south of I-12.

0.0% I’ll ever go north of 12. Plenty of areas are fine flooding wise here and the schools are great

This particular neighborhood does concern me though. I think I remember we had one poster that lived there.
