Not sure about the dues. We just looking. We drove into the neighborhood next to it and there was a family that obviously did not live there fishing in the pond and at least 20% of the residents park a car off of the driveway on the grass

Course will be houses in less than 5 years. Paying golf course money with a miserable failing course.

Exxon doesnt transfer that many people.

People dont want to live on a dying golf course with no clubhouse and no driving range.

I live in Coppermill, moved here in June. They have people moving in and out all the time. They are still building so apparently people do want to live here.

The problem with many of the homes for sale in Coppermill is that they want top dollar for ten year old homes that need work and updating. You can build a new home and get what you want for the same price.

Exactly what we have found. I cannot blame them for trying I guess.

ETA: we have found many people who have bought and since they bought lost the driving range and DSLD has taken over front. Plus HOA fees have doubled. Yet they think their home value as increased since they bought.

It makes no sense.

Zachary is starting to feel like Baker in a lot of areas. Those apartments across from there Parkside are full of trash.

Yes it is. We took our child out of Copper Mill and put him back in private school.

I played copper mill for First time a few weeks back and thought course was pretty good. I like the 6, 6, and 6 (par 3,4,5) layout and thought service was good.

Greens seemed ok. I dunno. Course fees are good value for what you get?

All of yall are full of shite. Copper Mill is still the best neighborhood in Zachary. Course is fine. There are as many homes for sale there as any neighborhood in Zachary. Trust me, I am shopping around. Those apartments are not section 8. Some dumb people spreading dumb rumors. And how can you compare Zachary to Baker. Best school district vs almost the worst. Almost no crime. A lawnmower got stolen and it made the fricking paper. Yes, many, many ExxonMobil employees in Copper Mill. The three houses we are looking at are all ExxonMobil people leaving.

Why, unless your kid is dumb, he should only be taking classes with the smart kids. Now if he is average, then I can see not wanting to be lumped in with the regulars.

I live in that area. The neighborhood isn't perfect, but for the quality of life my family gets from Zachary I am content.

The schools and infrastructure are what sold us on this area. I like that Zachary isn't trying to be the biggest small town (i.e. Central) and although the city has its share of minorirties they arent ghetto fabulous (i.e. Baton Rouge).

The commute to Baton Rouge is also a plus. Never heavy traffic, direct route.

That place was built back on the late.late 90's early 2000. So most then were up to date on that time period.!!!!

Parkside is 44% occupied by Section 8 hiusing vouchers.
Americana is built just as cheaply as a DSLD home, Level homes is a write off/time occupier for the Enqist family.
The apartments across from Americana are going to be at least 50% subsidized.
There is a company trying to get approval for two more large-scale subsidized apt complexes in Zachary. Plan is one behind Lane, the other off 964 by that dirt pit.
Redwood Lakes, Windsor Court, the 5 other DSLD/level neighborhoods are all built cheaply w'a price point that attracts certain buyers. These are the trickle effect that will send Zachary housing values down the toilet in 3-5 years.

Take a look at Beaver Creek. Much smaller Subdivision and very quiet. They have about 100 houses and I think only 2 or 3 might be for sale. They also just added 25+ more lots and will start building on them soon. The golf course is completely separate from the Subdivision and isn't going anywhere anytime soon.

nice post and dead on. Zachary changed for the worse overnight 10 years ago after Katrina.
