Real estate agents, are they really needed anymore?

20k commish, for what??
Besides these supposed “secret” listings they can access, what’s the deal?
Seems outdated and unneeded profession with access to Zillow etc. today. Thoughts?

If you have an 8th grade level of education you don’t need em.
I negotiated a 500K sale on January without one. I was the seller. Had inspection and appraisal problems. Didn’t cost me nearly $30K to deal with the issues.

I sold last house using FSBO. Sold within a week. I believe it depends on where house is located and market. This is a sellers market currently.

I can speak from only one experience. I have no idea why they get paid that much. Our guy didn’t do Jack besides send a few emails and fill in some template blanks.

100% no longer needed. The issue is they internationally keep the market between the residential realtors, they would prefer to work with one of their own than a home buyer direct.
Also, and this is the messed up part, I have my license because I do commercial work but I will have a hard time getting a residential realtor to call me back because I am not part of their click. They want to control the market and keep the commissions.
Fun fact: there are more residential realtors than homes for sale in the US.

People feel uncomfortable negotiating face to face for a purchase as large as a house.
Plus they get emotional about houses.

It’s a heavy sellers market right now, so they don’t seem necessary on the selling side.
If you’re buying in a hot area right now, you probably need one to navigate the bidding wars.

last time I sold I used redfin. saved a lot of money and it was a smoother process than dealing with a low IQ agent

If I were to sell my house, I’d list it FSBO first and only hire a RE agent if it didn’t sell.

Good ones provide a good service....but they will earn less commissions moving forward, about 1/2.

I’ve only had terrible experience with real estate agents so I’m not sure if my opinion counts. If we ever buy or sell another house I can promise you unless I am really in a bind having to deal with one would be a deal breaker for me.

I'm going to be biased against FSBO. The overwhelming majority of them are priced terribly and involve owners who have an inflated sense of the value of their property. I don't want to deal with someone's market ignorance w/o the buffer of a "pro". It also raises the question of what else you went cheap on during your ownership.
More power to people who do it, but as a buyer I'm probably less likely to consider a purchase from an owner sale. Then again, our agent is heavily involved, will handle contractors, independently get multiple estimates on upgrades/repairs, coordinates everything, stages really well, etc. I see a lot of agents who I would agree are pretty worthless.

Try selling without an agent, buyers agent shows up, wants to split agent fees with her/his agent buddy. BS

Nope, particularly in hot markets! If you have access to selling home on internet and wide-angled camera, you are good to go.
In soft markets, depending on your situation (ie, wish to sell home in specific amount of time), they may have some value.
Bought and sold 9 homes. Company relo's provded them. For moves on my own, don't use them. FSBO
They do conspire against you if you do not offer some % for them to bring clients to see your house. 2-3% (max) beats pants off 6%.
