Certified letter/posted from the actual owner of record or someone authorized to act for them via attorney provides notice they are trespassing....therefore NO "squatter rights" can be offered.

In LA, possession is one thing but ownership is a whole other taking at least 10 years legally...and that's in good faith" which this is not.

They better start paying the property taxes too, good time to try this as the end of year tax roles are about to come right to their door

I know you must have watched that TV show on Nanette's murder last week. Smith looked awfully smug for a guy with a high profile unsolved year old murder on his hands. Tim Lentz is going to crush him in the upcoming election.

This was on Live PD a while back. Florida snowbirds showed up at their winter home to find someone was living there and had changed the locks. Police couldn't do anything, advised the owner to take them to court.

find the owner and agree to lease the house from him for $1/mo and in special stipulations note that you agree to not move any furniture into the dwelling.

Then call police and notify them vagrants are trespassing on your leased property.

True, but after 1 year, you have to show proof you are the owner in order to dispossess them. Prior to one year, the burden of proof isn't nearly as high. You can just call the cops on them and make them leave.

I can tell you this based on my experience. One of my first jobs, I use to have to go search through records in the clerk of court or assessor's office to locate the owners of abandoned homes.

At the time the parish I worked for was trying to clean up a lot of bad spots. If it was empty lots, usually the owner lived relatively close. We send them a certified letter telling them that if no one responds to the letter the parish will proceed to legally take steps towards cleaning up the property. If we got a signature on the certified letter, in most cases, the property would eventually get cleaned.

If the letter came back we had to do more digging. Sometimes the owner would be dead and if they had multiple kids.. several living in different states, etc. We had to send all of them certified letters, gather as much info as possible and turn it over to the lawyer who worked with us.

I know that's a wall of text, but you should probably contact the parish you are in first. Go to the assessor's office, clerk of court, etc.. And find out who actually owns it.

Thanks for the useful answers. We will attempt to protect that property legally in every way possible.

I just hate seeing a home trashed by squatters.

If I was that homeowner... I don't know how I wouldn't just go in guns blazing on those bastards

oh... and they're always "traveling"... not driving... even though they're in the vehicle's driver's seat
