Anyone spending $700k for that is either being a slave to their flowerbeds or paying someone to do it. That same time/effort and/or money could go just as well to a full yard which would add far more privacy.
What they are buying for that $700k isn't "not being a slave to their yard" is an attempt at status symbol.
I have a home on a diamond-shaped .5 acre lot (giving me a decent front yard and a large back yard), I didn't pay even close to $700k for it and I can afford to have someone mow and weed-eat it every week.

Rouzan is built in a area that has probably the highest price per sqft for residential real estate in Baton Rouge. In the surrounding area 1200sqft 2br 1 ba homes built in the 1930s sell for over $200 sqft with many being bought as tear downs for the 75’x150’ lots.

Really helping my updated Pollard house. Pollard/woodchase have shot up even more. I know of a few homes that have sold for 195 a foot recently

Yeah. The housing market is on fire right now. Rouzon has a lot of well finished, well built homes. But they are too close together for my taste.
The commercial and retail aspects of it probably are going to have to be scaled back after the Pandemic. But that’s a nationwide trend. My kids will refer to the few remaining shopping malls and “lifestyle centers” as a vestige of the past like my generation does with drive in movies.

$700k is putting you in that location, a 75’x150’ lot in the same area will sell for over $200K, $350K houses have been torn down just to get a .25 acre lot.

Yeah there is demand for those types of homes. I have no idea how there are so many people willing to spend that much in Baton Rouge, but there seems to be an endless apptitite for them judging how many homes are sold in Rouzon, Willow Grove, etc.

I've heard the same thing from different people - both realtors and construction professionals. And those are all half-million plus houses. I don't know that Spinosa is the root of the problem, but you don't see that level of crap construction in other developers' projects.

I agree with your larger comment, but the retail and commercial portion here is almost exactly what the future of non-online retail will be. Nice grocery store anchor, with more up-scale restaurants and boutique shops, connected to a walkable community of potential costumers with disposable income.

Riverbend has always been surrounded by townhomes & apartments. Some rundown, some nice. It has never affected that neighborhood. Building some cookie cutter neighborhoods on Burbank or River Rd. is not going to do anything to Riverbend.

Is it new or existing (resale)? Most new homes there are listed before the slab is even poured. 219 days on the market may barely be complete.
