As far as pros and cons.

1st its in St Tammany Parish which is a pro and a con. They have good schools, but you also have a lot of ridiculous regulations on your property and such. If you do move to Madisonville go out west of town toward bedico. Stay away from subdivisions.

Agreed. My wife and I are mid-twenties and are about to hit two years in our first house. We're in one of the DSLD subdivisions down 22 and we love it. It takes about 10 minutes to get to the nearest grocery store or restaurant, but we don't mind it. All of the traffic on 22 is on the Mandeville side of the bridge, unless the bridge is closed of course. There's some good restaurants and public events in downtown Madisonville. The highway 22 area is just going to continue to grow, so the property value will steadily increase. As of now, the value of our floorplan in our subdivision has already gone up $15,000.

It all depends on what you're looking for. Like gorilla said, it may not be exciting for someone young and/or single, but it's great for family IMO.

We're down where you're talking about, but in a subdivision. Half of our subdivision is actually in Bedico. We're in the Madisonville side for the schools. We haven't had to deal with any of the regulations, but the home owner's association is still pretty new, so what they may or may not try to enforce remains to be seen.

Cov Elementary and Lyon Elementary are Title 1 schools. That means more than 50% of their students are on free lunch ... i.e. lower socioeconomic and, yes, those families are less academically oriented than, say the Madisonville Elem/ Middle schools, Mandeville or the private / parochial schools.

That doesn't mean the schools are

I suggest the more students in the classroom that come from families that place an emphasis on education, the better the learning environment.

I'm not throwing rocks here; both those schools do a great job, but both face challenges that some other schools in the community do not face.

That said, there are plenty of problem students at every school, regardless of socioeconomic level.

I know the one your talking about. If schools are a concern its a wash. Bedico goes to Ponchy schools and they are very good as well.

Bedico goes to champ cooper k-8. Villages is on the 2nd or 3rd hoa management company and it was a fun meeting Thursday night.

It's not that boring...
Every morning, depending on the time of year, I see kayakers, paddle boarders, fishermen, duck hunters, skiers/wake boarders and/or pleasure cruisers. In the summer, I rarely go out on the river on the weekends because of the boat traffic.

Several nice restaurants in town and a generally friendly atmosphere. There are MUCH worse places to live in LA.

Agreed, not that boring. Grew up in this area my whole life, from 10 on. Actually live in Bedico, but we have a Mandeville phone number. Lots of nice restaurants and new stuff is constantly coming up as people continually move this way. I like the area, really like the area by the bridge, Friends, Mortons area.

If you have school age kids, where you live in Madisonville can be important. As of now Madisonville has no high school, so you have Mandeville High Or Covington high.

Roughly, I think the break between public high schools is Tchefuncta Country Club and north go to CHS. Brady Island and south go to Mandeville. But in actuality, I'm not sure how many - if any - residents of those subdivisions attend public school.
