True.. Southland mall in Houma is probably at 40% capacity. Go to lakeside and you can't even find a place to park. Not even joking you need to ride up and down and be at the right place and right time that some one else is pulling out.

For the areas of Houston I am familiar with:
Katy Mills and Memorial City seem to be thriving (though I never to go either). OTOH, San Jacinto on the east side and the one at HW6 - Westheimer are dead.

Yes that’s exactly what it is.

Mall of LA used to be great. Not now. Stores are closed, lots of jewelry and hair care stores with an urban influence, and a ton of kids unsupervised.

Contrast that with Lakeside Mall that doesn’t mess around with loitering and tomfoolery. It’s packed and well stocked.

Tanger was built because people like cheap stuff. Tanger is an outlet mall where some of the stuff that doesn’t make it in retail ends up. It started with outlet stores that carried name brand items with a slight defect that couldn’t be sold at retail price. Some brands even had marked their logo to ensure you did not try to return an item bought at an outlet store to a retail establishment. But as shopping evolved, those misfit bargains disappeared and evolved into company stores pushing retail price merchandise at slightly lower prices. I typically shop at the Under Armor Outlet in Gulfport. Most items are at retail unless it is a holiday and the entire store is 50% off or more. It is a good time to stock up on socks and drawers.

Chris Rock did a bit on malls in the 90’s. “There’s always a new mall, and the mall white people used to go to.” I think the problem is there’s no longer new malls. People prefer small strip malls and online shopping. It doesn’t help that the malls that are still around are having shootings in the parking lots.

Going to the mall for me when I was younger was one of 2 things : school year starting and needing new clothes, shoes or someone in the family getting married and needed something nice to wear.

The other thing was to take pics with the mall Santa lol. That was it. My mother family is from North La so when Pecanland Mall opened up that was a huge thing. They had cars in the mall to increase car dealerships. That placed was pack. My aunt would drive over an hour to go there.

Reasons why malls were a success with kids was bc of the arcade. Now every kid has either a gaming console or gaming computer. More things to do for younger people like multi-purpose places (Main Event, Top Golf,etc) than hang out at the mall.

I actually go to Lakeside a few times a year. I don't like ordering clothes and shoes online.

I wish the Lakeside Mall and area model could be more widespread. The mall itself is great.
There’s also a ton of surrounding business, local and chain, that seem to do well too.
