I do not understand why the insurance companies haven’t simply started writing policies that exclude the roof, add them as riders based on age, separate policies, etc.

Roofs are obviously a problem, they are abused by homeowners and adjusters. Always a winner and a loser.

After having a total loss claim, and watching the subsequent insurance crunch, it’s pretty easy to see that insurance companies have done a shite job of pricing their products.

Just installed standing seam hidden fastener metal roof. I’m good for 35-40 years. FYI it was about $15k more but I’m not replacing it again in 12-15 years

Our roof is about 20 years old and never been replaced. Hell, it's so tall I've never even been up there to check it out. The roofing guys have come by in the past when they're replacing another roof in the neighborhood, but I've never done the "free inspection" deal, thinking the roof is fine if there are no leaks.

Fast forward to last week and I get a letter from my insurance agent letting me know that Safeco is going to demand a clean inspection on my roof or I'll have my policy cancelled.

So what the frick? Am I about to pay for a roof completely out of pocket because I didn't weasel my way into a free roof in the past? If they find proof of previous storm damage, will they possible cover replacement?

I'm not happy about this situation, at all. One of those things as a homeowner I just never really gave much thought.

I’m expecting this to happen to us in the near future. Our house is 18 years old, my husband is the original owner, and the roof is fine. Most of our neighbors got theirs replaced through insurance after one of the various storms in recent years. We’ve never filed a claim. I’m waiting for that “we’ll drop you if you don’t replace your roof” letter.

We have money set aside for it, but it’s annoying to be one of the few who will be paying completely out of pocket.

Just feels a bit weird to be told something was literally worthless when it was perfectly performing it sole purpose.

Your roof was past its remaining useful life. You hate insurance because you people don’t bother to read your policy and understand how anything works. Sounds like your policy was ACV on the roof vs replacement cost. That’s on you

Trust me. I know. I learned a lot about insurance the last year.

I bought this policy when we bought our house. It was our first home. I didn’t know what I was buying.

I know now.

It was a $200k claim and at the end of the day, we came out ok.

Just still bitter about the roof.

I guess it's the accountant in me, but it just doesn't feel weird at all. Outliers do exist, but to me it's weird to base financial models off of them.
