Been thinking more and more about getting out of a subdivision and getting a little tract of land. If we did this I'd like to first build a shop, finish it out and live in it for 1-1.5 years then build our forever home. Anyone did this before. Typical costs for a 40x60 or 30x50 shop? South Louisiana btw. Tia

$6 for the slab
$8-12 for the building, depending on what style
$4 for putting it up
Then you start framing, insulation, plumbing, electrical, sight work, road access, etc etc etc.

Just the concrete and shell of a 40x60 frame will run you around 35k. Just priced one last wk

Damn. Much higher than I fought. I really don't want to do a trailer, and not looking to build a house right away. Would love to save up for a year or 2 then build. But 35k is a little steep.

would a 28'x41' work? $11,000 I think is the installed on your slab price
LINK /
you would need to do the slab yourself and finishing the inside price all depends on just how well you want the finishings
the advantage is when you are done with building your house you have one hell of a nice big garage

We just wired one. 13 light fixtures, 12 or so outlets, 1 30A outlet, meter pan, panel, etc etc.
That was around $7500.
That was a 60x40.

There are actually metal houses you can dry in for around 40k.

I built a 50x60 steel frame building about 3 years ago and framed in the inside as living quarters. Its a great way to live and its not too expensive but its not nearly as cheap as some think. Pole barn is cheaper than what I did and it all depends on how much work you can do yourself. Culverts, dirt work, gravel for driveway and it all adds up.
I think my building was around 25k, slab poured and finished was 18K, 25K for building install, 15K for build out and another 20K on dirt work, gravel, culvert.
I have a 400 foot driveway to that required some work. I probably overspent on the building itself but I see it as a huge shop and man cave of the future. I didn't want to spend money on something and then just move out of it never to use it again so everything is designed to live in it for 5 years and for the floor plan to convert to storage/ shop area w the living area becoming about half of what it is now.

If you pay 12/ft for a slab, you are getting ripped off.
I had a 6" slab poured and finished for 4.

the more I think about it the more I think I'd like to live like that.
I don't much care for pretty white windows surrounded by shutters, nice patch of st augustine, shurubbery and flowers and mulch.
Think I'd be just fine in a metal building with a big kitchen/living area to cook and watch football. Bedroom/bath and I'm done. A nice well-maintained place is just boring and not worth the effort.

And you can get that all day in BR and even less. I paid $3.25 formed, steel, placed and finished labor and materials 40x60 for $7,800.00. That was 5" . Vapor barrier as well. No footing but steel at perimeter.

What did you pay for the shell of the building itself?

Taking my advice from the Money Talk thread you'd started?
