Yes, the River stays above flood stage more and more each year and land values continue to decrease.

That’s not a terrible price and if river levels were 90s, early 2000s, it’s be a steal

I member picking some of the biggest black berries ever up the hill from the boat launch. Yuge bream in Marengo along with stud bass.

Saving grace for the guys who have Diamond and Davis, they have been cutting steadily for years now.

Steal isn’t a good word here.

Duck hunting isn’t what it used to be

You get to watch your deer herd you manage obsessively swim the river each year and hope they come back Area is also in the chronic wasting disease zone so that’s another decrease in value

Timber is worth something but it’s much less when you have to use a barge to get it out

No. Rifle Pt. lies north and I think shares some boundary with Giles.

Giles was a hunting club comprised of locals, I think owned by IP or GP, before Bancroft bought it.

Giles has land access when the river is low.

ClarkBan only paid $ 2,100,000.00 for the 6000 +/- acres in 1992. Timber cruise showed $ 2,400,000.00 in saw timber at the time. Bought from 3 separate families. Adams County School Board lease allows Giles last right to match any competing bid on lease. Flooding since 2011 is causing them many problems.

Sounds like the sellers should've consulted a forester. I assumed it was timber co land.

The land was owned by 3 families that owned undivided interest. 1 family owned 1/3 and 2 families owned 2/3 together. The deal was negotiated seperatly, 1 family received $ 1,000,000.00 for 1/3 the other received $ 1,100,000.00 for 2/3. Beautiful property and it is a shame the flooding is getting worse every year. Please understand the property had no improvements when purchased. The current owners have added all of the wonderful improvements.

No realtor involved in original purchase. I was involved in the purchase and part owner for a few years. Mr. Bancroft bought myself and another partner out many years ago. In my opinion someone will purchase it for close to asking price as the USACE must do something with this continuous flooding.
