Just a quick Google search and I see four memberships available in these various river clubs. If these clubs are so exclusive (as I'm told), I'm curious why these memberships would have to be listed with large realtors. And actually, why they would be available at all? Shouldn't they be able to sell by word of mouth if the hunting and fishing is as good as advertised?

Well considering I just bought the share at winter quarters there is only 3 available now.

The shareholder is looking to get the most for the share. Why are homes in exclusive neighborhoods listed with a realtor?

I'd imagine that an $850K+ asking price for a 4-5% ownership in a hunting club isn't exactly an easy sell considering how few people are willing/able to drop that kind of cash on a place to hunt.

They're fairly limited in terms of who can actually afford these listings; therefore, a realtor helps find those individuals Even if you had the money, which I assume you do not, you have to be voted on whether or not you are allowed to become a member.

Not sure about yourself, but for most people, that's a lot of damn money.

They’re looking for sharholders and not everyone can just drop that kind of money at the drop of a hat.

Yea I get that. I'm assuming most of these members are business owners, CEO's, doctors, and lawyers. These people typically have friends who are...business owners, CEO's, doctors, and lawyers . There are quite a few of those who could drop close to $1 million. Just would seem like it would sell by word of mouth if the hunting was so incredible (like leases). There are approx. 20-30 members in a club. One wants out. Not one of the other 29 have someone they know that would want to be part of this exclusive place?

People go broke and need $$$$

People buy low and sell high

I have a membership in a similar club that is always for sale. Not sure what I would do if someone came along and offered enough to make me sale but make no mistake, I have a price.

I know some are creating new shares (how you value that I have no clue) but 2 of the places I posted have a camp with it. That has to be a former member, right?

Ask 34venture about the Winter Quarters share with a camp he just bought. Maybe he has some details

Maybe their rich friends don't hunt. Or they don't care enough about hunting to spend almost a million bucks on it. Or maybe instead of spending big bucks to be a member of one club, they'd rather spend a few grand taking trips with out of state outfitters.

Most are set up where the club or its shareholders have right if first refusal. Not uncommon for current owners to buy shares that come up.

$850k/share at Palmyra is pretty good price. They’ve had a few shares transact over 1mil. I’ve got a good friend that’s a member there. The hunting is off the charts. His kids (all under 10) have 140+ class deer on the walls. I saw a fleeting glimpse of a mainframe 10pt there 20 years ago that’s by far the best deer I’ve ever seen on the hoof. If I had the money I’d jump all over that.

Most of the members are business owners that use it as a write off and “client entertainment”. Some are doctors/lawyers. But the real ballers are in the business world.

There are a few members at Palmyra that actually own 2 shares. The membership actually had to put a rule on their books of a 2 share max because a member was trying to buy a 3rd share. With each share comes a vote.
