The office was going to be a huge challenge to add sewage, so it's really just a one room office. I do kind of regret not digging deeper into adding plumbing so the space would have been 10x more usable in the future.
Whatever you think plumbing would’ve cost, triple it and you’...
The purpose of the filter is to protect the HVAC equipment not to improve IAQ for the occupants.
This is what I've always been told. Use a standalone HEPA filter if you wanna improve air quality in certain spaces. Your HVAC will hate you if you stick a MERV 16 in there just because...
gardenias
good luck with these. I wish I could offer advice but I have managed to kill numerous gardenias despite multiple tries. Maybe my soil is too alkaline, idk. Anyways they can be really finnicky in my experience. ...
about $100-200 on annual color. Have my shrubs and perennials that are virtually no maintenance/cost except for trimming back as necessary (dwarf yaupon holly, azaleas, lantana, daylily, flax lily). I did spent a few hundred on Soft Scapes mulch last year, which has held color well and supposedly d...

Looks like grey leaf spot. Propiconazole not the most effective to my understanding. I remember reading somewhere, maybe from Randy Lemmon, that Daconil (which technically isn't labeled for lawns but won't kill your turf) works well. ...
Also, if you are in an HOA then you may have HOA restrictions or covenants that won’t allow you to grade sideways towards your neighbors.
Hmm, good point I hadn't considered. This is likely the case as I do have HOA. Appreciate input from others, french drains or pop ups are someth...

re-grading yard / drainage

Yard grading question for seasoned veterans of the HG board. Rough sketch attached for visualization. I live in a subdivision on a cul-de-sac. I will soon be adding and extension to my current patio. Problem is, my yard is graded to drain from back of the property to the road (front of property)...

I'm coming around to ronk's mindset lately on bermuda. I had a pretty bad case of large patch a few years ago when we had a really wet Fall season, and that shite is totally uncontrollable now every Fall, even with alternating Azoxystrobin and propiconazole each year (monthly applications). So whe...

based on your post it sounds like you have a pretty solid finance knowledge foundation. If it were me, I'd fill it with 1g of regular water, mark off a 31' x 31' area, and spray like you're saying. After 1 pass you can get a good idea (based on how much left in tank or if you run out too early) about if you need to walk slower/faster, or increase/decrease the span of your swaying side ...
