This migration seems to be centered around the “Texas triangle” I.e DFW, Houston, Austin and San Antonio. Mainly Houston and DFW. These cities offer a lot but are obviously over populated.
There is much more to Texas than the triangle. Why not carve out a new region in Texas?
People have to move where the jobs are.

A large part of the migration is retirees leaving blue states for lower cost of living & taxes
