Transferring to Phoenix- Doesn't want a house.

My brother is being transferred from Dallas to Phoenix. Married no kids. Currently owns house in Dallas worth about $400k with about $300k in equity.

He's almost 50 yrs old.

He's fine moving to Phoenix but he doesn't want to take on a big house note nor does he feel like maintenance on a big house.

He's open to condos, but everything near his job(East Tempe/Skyharbor Airport ) is either shitty looking or $$$ for an 800 sq ft condo.

I suggested he just live in an RV park as I hear their really nice ones there. He's amenable to this. He just wants to save as much money as possible right now to retire in 10 years.

I know several posters live in the area. Any suggestions?

Tell him to ask George Strait about some of that ocean front property he owns. Might be in his price range

My sister left Scottsdale two years ago. The housing market was so hot, people were offering her over asking price with no inspection. The guy who bought her house allowed them to live in it for a few months, rent free, plus he paid the HOA fees while they were there.

I don't know how it is now, but if its anything like that, good luck to him.

he can rent a room in one of the college apartments in Tempe for 1,100 a month - pools on roof and hot college chicks everywhere

How far does your bro want to drive? The PHX area is nuts for houses but move 45 minutes south or east and it's a different world. Very quiet and cheap. Casa Grande, Coolidge, Maricopa, Superior, etc... Very remote.

But you're looking at an hour or so drive each way.

Apache junction would be a good option too. Not as remote as the others and should be more reasonable

Tell him to look for condos near Shea/Scottsdale road in Scottsdale.

He can take the 101 south and be in Tempe in 15 minutes

Those will also be $$$$$

Expect to pay at least 2k a month for a tiny one bedroom in that area.

My grandparents lived in Phoenix for many years in neighborhoods with manufactured homes. Theirs was nice and the neighborhood was spotless. It made sense out there.

I haven't been back there in about 15 years after my grandfather died, but as I remember it, I would seriously consider this, especially if they don't plan to permanently relocate.

My cousin lived in one in a not so great one in Mesa recently

It was like $600 a month rent for the spot.


Is your friend over 55? Cause many of the nicer RV parks are 55+ only type of places


Eta: I see he is only 50 so many of those he won’t be able to live in

I mean there are nice trailer parks, doesn’t mean I want to live in one.

My dad was in the military I lived in 17 houses before I graduated HS. It would be stupid to buy a house before moving somewhere imo. Tell him to go rent a place for at least 6 months and then decide.

Another thing to consider living in an RV is the noise. My cousin said that was the worst part when he lived in his 5th wheel to save some money. The walls are so thin in those things so you hear EVERY noise outside you.

The best advice it to reinvest that equity into property. He could see a nice return in 10 years. As an investment, an RV might be the absolute worst advice possible.

I’d say buy a house. Phoenix has been a scorching hot housing market for a long time - but right now the market is dropping, and has been for a few months. Prices are down 10-15% since it’s peak. It’s a great time to buy. In 10 years he would have gained money on the house.
