I know the housing market is shite. We were renting out our old house in Houma, but have been trying to sell it for the last 5 months. She said she was gonna have an open house, but hasn’t-she had said people really don’t do open houses anymore with the internet. She’s kind of friend of my wife’s, so that kind of complicates things, but I’m not sure how much she is doing. I don’t think she has even posted it on her facebook. All she has said is about lowering the price. TIA

Check your contract.

I wanted to dump my realtor and replace her after she pissed me off but I read my contract and found that she had the rights to list the house for a year because I had signed a contract with her.

I eventually sold the house at roughly the price I wanted to but I’m still thoroughly pissed at her whenever I see her signs around.

Open houses are at record highs over here...she's bs...you hold open houses to get a database of potential clients.

We had the same experience with a guy my wife knew. We hired him to sell our starter house, and it was a pretty inexpensive property for him, and it seemed like he didn't do anything.

We got rid of him after 8-9 months and hired another realtor that sold a lot of houses in that price range. We sold it in a month or two(shitty real estate time too).

Its probably not her fault. The market in Louisiana is slowing down

quote:

Compared to a year earlier, nearly all 50 states plus the District of Columbia reported price increases, with the exception of Mississippi, where prices dropped by 1.02 percent between March 2023 and March 2024.

"We're seeing home prices soften in the West and South. Both regions have seen a substantial increase in home prices since the pandemic began, driving a wedge between the current price of homes and what economic fundamentals have typically supported," Matthew Walsh, Moody's Analytics housing economist, told Newsweek.

"As mortgage rates rise nationally and affordability plummets, these overvalued states experience greater downward pressure on prices. Additionally, some Southern states are contending with a sharp rise in insurance costs, which is beginning to weigh on homeowners. As a result, active inventories in places like the Gulf Coast of Florida and Louisiana are rising.

House Prices Fall in Nearly Half of US States

Average days on the market is going to continue to go up in a lot of areas

You can buy a car on line as well but there is still a large contingent of people that want to kick the tires. Open houses are still “a thing”.

I always found that open houses tend to just be you neighbors coming to check out your house or a thief scoping it out.

I sold my house a few weeks ago in 24 hours, offers came in immediately following an open house for full ask. I live in Mandeville.

She didn’t even do an open house? She sounds more useless than most real estate agents and that bars pretty low.

Open houses are for the most part worthless

If it’s been 5 months you should’ve have already decreased the price, more than once most likely. You are priced too high

A good realtor will tell you by how much and it may hurt your feelings, but they will more likely than not be right

If you are in a hot real estate area things will be different, but if it's average to below average, houses can sit for a long time. I know we've had some for sale in our neighborhood for a year now.
