That is such an ambiguous term. It is like asking how much does a new car cost. A custom home could have 8' ceilings, carpet, a simple roofline, and bottom-of-the-barrel cabinets and fixtures.

I built mine for around $200 SQFT in 2019 in BR land included.

3514 living on almost an acre, 5000 under roof.

I agree. I think when people say that nowadays they just mean a non DR Horton/DSLD house.

Nailed it. I'm an electrical contractor in TX. We do high end custom homes with full automation, backup generators, smart panels, etc. It's nothing for projects to be $500+/sq ft total. It's all about the finishes. There are builders that can get you to the $200/ft range, but it'll be garbage quality. My starting price as an electrical contractor is $16/ft and goes up from there for resi NC.
