2.23% so about $1000 a month after homestead. Thats what sucks about Houston area. A lot of the communities I’m looking at are 2.9% to 3.2%. Even if you had the cash to pay for something like this in a new area it’s still going to cost you $2300 to $2500 with taxes, insurance, and HOA.

House like this with 20% down and 3.2% tax rate is going to be over 6k a month for mortgage.
