Looks like the architect for this house was an amateur. It is a mishmash of several different designs. Does it have flat roofs, that would be unwise in Houston.

If you didn't care about public school zoning, it might not matter much. But it's not the hot growing area it was in the 1970s or 80s.

Damn, that's a shame. What about the rest of Champion Forest? I

It kind of reminds me of parts of Missouri City.

The decent Burb to ghetto cycle can happen pretty fast in Houston. Only place it happens faster is Baton rouge with the LSU student housing to ghetto cycle.

A lot of aging apartments in that area.

I do a lot of business in that area. Generally speaking, I do not move products in nice neighborhoods. Lot of heavy industry along 249 and beltway


Also, a lot of that area took on water in Harvey. I don't know if that place did and they have also done a good bit of work building water detention off of cutten road.

Decent spot if you are a baw opps manager working off of Cutten

this is why you always leave making improvements up to the new owners

if this were my place, there would have been an accidental fire that burned it to the ground to collect the insurance

Granted that is outskirts of Houston and not River Oaks but something odd is being hidden. I live near the loop and houses around this size are going for $2 mil - $3 mil. Location is everything though so being that far out, despite being really nice, may hurt it. School district sucks there. It's kind of in no man's land.

They do a pretty good job of raising the appraised values on an annual basis, and in many cases, people complain that the appraised values are too high.

So if the govmint is saying that the house is worth more than 200K less the current asking price, the house is probably still way overpriced.

Now the real question is, why is that house worth less than $600K?

The interior decor of that place is gaudier than the Swan & Dolphin resort near Disney! I'd be fearful an Ompah-Loompah would jump out of the shadows at me!

The design is….absolutely terrible! That’s why they’re cutting price. Plus, I bet it’s $$$$ to cool that monstrosity in the summer.
