Keep renting and saving cash for at least 20% down and try to do a 15 year mortgage. No rush to get into a place in this market. You're better off renting for sure especially with the way you guys are contributing to retirement and debt free. Congratulations on that! ...

I will absolutely encourage my kids to not attend college unless they are pursuing a specific job that requires a degree like nursing or engineering. Otherwise trade school or work elsewhere till you figure out what you want to do. My biggest regret in life is taking on student loans debt so I won't...
