A lot can happen in 5 - 10 years... Lots for sale are estimated at $50k per acre. Anything south of Hwy 22 would be costly for flood insurance. We looked at building in Pontchartrain Estates, which is adjacent to Claiborne Oaks, and the cost to fill + pilings was to costly. Traffic on Hwy 22 in addition to the faulty bridge were just too much to overcome for us.

You should take a look at River Club Estates, it's a gated neighborhood in a prime location, South of I-12, and on the Tchefuncte.

The worst it’s ever been was a couple inches across the road in back (Mattingly). If you build on one of those lots south of the road you may have to keep your car on the road during a storm, but that’s only happened a few times during hurricanes. The houses back there get flooded in as the lake rises. There’s one raised house that has had a few feet of water in the lower garage area. None of the houses have ever flooded and the neighborhood doesn’t have issues getting in and out.

Min square feet is 4000.

Why not look at lots in Techefuncta Country Club? The lots are double the price but there are more amenities and you don't have to worry about flooding unless you are on the streets next to Lake Emfred.

I went and looked at 106 Twin Oaks. Loved the house, but not enough land.

Why do you say "no thanks"?

That, plus they aren’t 2.5 acres

.66 acre for 400k or 2.5 acres for 150k is so far apart for me and my budget

The lots are big so you have some separation from the neighbors and it’s a quiet neighborhood. I like it but I can see how some people in that price range are looking for the county club lifestyle you get at Tchefuncte.

There’s a house being built right now. Can’t remember the name but he’s a former LSU football player. Seems like it took him awhile to get going after he cleared the lot, I heard it was permitting issues because of the wetlands but I’m not sure. If you pass through and see a fancy sports car at the house it’s him, you should ask him about it. That would be my biggest concern.

The HOA in Tchefuncta is $$$$. I don't think it includes a membership to the CC either

Me as well but Mandeville, that being said, most insurances don't write below 12. I've been with State Farm, same agent, since 1995...they won't touch anything even for a long term customer below 12. Prices are through the roof like that.

Yeh I’m in flood zone x. But with new flood pricing etc it’s now $929 for the year starting 4/15. It’s at the point I’m contemplating not getting it and self insuring myself with savings. I mean flood x used to be standard $400 only a couple years ago.

My homeowners is atrociously high. Over 6k

It doesn't but water, garbage, sewerage, streets and security are in that fee.
